Selling any home can be challenging, depending on the market. But if you have an old home and want to appeal to young buyers in their 20s and early 30s, you may need to take some extra steps.

First, you'll need to assuage the fears of those young buyers about maintaining a home that was around during the real "Mad Men" days. Second, you'll need to showcase the features that have the most appeal to young couples and families. The following eight tips won't cost a lot of money, and they could reap you an early offer.

Pre-inspect your home

One of the most difficult decisions for home sellers is to figure out how much to spend on home improvements before putting the house on the market.

"I always recommend paying for a home inspection, especially if the owners are elderly and have not had the money or energy to keep the house in good repair," says Lane Tharp, a Realtor with Coldwell Banker Residential Brokerage in Dunwoody, Ga. "An inspection will help determine if there's anything that absolutely must be done before putting the house on the market."

In addition to a general home inspection, Debby Strott, manager of Weichert Realtors' Morristown West office in Morristown, N .J., recommends that homeowners get the heating and air-conditioning system cleaned and inspected. She suggests having septic systems pumped.

"This provides peace of mind for buyers," Strott says. "You can put the service contract or reports with your marketing materials."

Strott recommends that sellers buy home warranties that cover repairs for the systems (electrical, plumbing, heating and cooling) and appliances in the home. Most home warranties are available as one-year policies and provide coverage while the property is on the market and after the closing.

A home warranty costs around $300 to $400 and reassures buyers that they won't be faced with a major repair expense in their first year of homeownership, Strott says.

"Most Realtors know a contractor, so it would be fairly simple for a Realtor to get a ballpark estimate of sample fit-and-finish renovation projects such as replacing the flooring or renovating a bathroom," says Scott Lacey, a renovation specialist with Weichert Financial Services in North Providence, R.I. "Younger buyers don't always realize that everything they see can be changed with a renovation. If they like the home based on the location, the schools and the general style, they can be persuaded to buy if they can see the possibilities that come with a renovation."

Sellers can pay for simple drawings that show some renovation options that would work well with the home's configuration and its lot.

Strott recommends that sellers find out about any permit issues with an expansion such as height or setback restrictions or wetland and to include that information with marketing materials.

Mortgages are available that allow homebuyers to borrow money to buy the home plus money to pay for renovations. The most popular renovation mortgage program is called the FHA 203(k). The loans are insured by the Federal Housing Administration .

"Younger buyers who are looking at homes that are 20 or 30 years old are likely to look at the kitchen and baths and want to renovate," Lacey says. "A seller can provide information about an FHA 203(k) loan with their marketing materials to show buyers that they can wrap renovation costs into their mortgage."

Lacey says listing agents should prepare a cost analysis of a standard mortgage and an FHA 203(k) loan to demonstrate the availability of the loan program and to show buyers what the mortgage payments would be based on prospective renovation plans at various price points such as $5,000, $25,000 or $50,000.

"Sellers don't always have the money or the energy to make repairs themselves, and besides, some buyers will want to do renovations their own way," Strott says. "You can offer a credit back for repairs, and suggest to buyers that your home could be an opportunity for them to make it reflect their own personality."

While repair credits are often part of the negotiating process, if you know some things will need fixing, you can provide information about the credit upfront to prospective buyers, so they know they won't have to pay for a new furnace as soon as they move in.

"Homes that were built decades ago are darker with smaller windows, so to compensate for that, you need to remove the heavy window treatments and clean the windows to make sure as much light as possible is coming in," Tharp says. "Use the brightest light bulbs you can and update your light fixtures."

Trim shrubs covering windows, remove old carpet from hardwood floors and remove dark, heavy furniture.

Strott says, "Keep it simple: Get rid of your collections and sentimental things, so buyers can visualize themselves in the home."

Younger buyers often are interested in schools, even if they don't have children yet, Tharp says.

"Your marketing materials should mention everything that appeals to young couples and families such as the location near commuter routes or public transportation, swimming pools, tennis courts, a gym, or nearby shops and restaurants," Tharp says. "You need to think about what young buyers are most interested in, and then market your house accordingly."

If your home has a great yard or a prime location within a subdivision close to the elementary school or a park, you should make sure that's highlighted in your marketing, Strott says.

The old rule of thumb used to be that sellers were supposed to paint their rooms white in order to appeal to all buyers. These days, white rooms tend to look boring, especially to younger buyers. Tharp says buyers like neutral colors other than white.

"Young buyers like what I call Pottery Barn colors," says Strott. "Check out their stores or a catalog, and you'll see the palette has soft earth tones, off-whites, beige and pale gray. You don't want superpersonal color choices, but you can go with a neutral and a contrasting trim color."

Social-media aggregator Memolane to shut down | Internet & Media ...

Memolane, a social-media aggregator that promised trips down memory lane, announced today that it is shutting down immediately and will delete users' account content tomorrow.

Launched in 2010, the Web app extracted each moment users shared on popular social-networking services such as Facebook, Last.fm, Twitter, Foursquare, and others and combined them into one visual timeline. Posts, comments, tweets, and so on were organized by their respective dates and posted as memos under each date.

The San Francisco-based company had raised $2.5 million in venture capital but announced today in a company blog post that it is joining another company that it did not identify that would "utilize the Memolane features in an expanded way, adding more value to all the great memories captured on social media."

Our goal was to make it exciting to relive great adventures with friends. We are proud that we could bring joy to people's lives by sending out daily e-mails with fun memories from the past. As well, it has been a thrill to share in the excitement when one of our fans rediscovers a precious moment that was once lost.

It wasn't immediately clear if Memolane had been acquired by another company, and if so, who that company might be. But Memolane said the "merger" means that all accounts and their contents would be deleted Friday but noted that the content would still be available at users' original social-media sources.

The company also suggested users try formerly competing services offered by Timehop and Jolicloud.

CNET has contacted Memolane for more information and will update this report when we learn more.

Apple targeted by same hackers as Facebook

Apple has confirmed that a number of its internal machines have been targeting by the same hackers who recently breached Facebook?s security measures.

The latest in a recent flurry of high-profile hack attacks, Apple, in a rare admission of susceptibility confirmed earlier this week that a ?small number? of internal machines had been infected after being targeted by the same malicious code which recent usurped Facebook?s systems.

A knock against past claims of invincibility and thoughts of grandeur over Microsoft?s Windows based PC systems, Apple revealed that a selection of employees? Macs were attacked after users visited a website for software developers.

Playing down the severity of the hacker based attacks, Apple has suggested that no data appeared to have been accessed or stolen by the unlawful intruders, and that it was already working on a patch that would address the issues. The company confirmed that it was also working with law enforcement to find the source of the malicious code.

Far from the first leading tech company to be affected by a recent spate of attacks, Apple follows Facebook which recently revealed that a selection of its employees were last month hit by a malicious hack which once again saw no user data lost.

Less fortunate in terms of reputation damaging attacks, social media outlet Twitter recently saw the personal details, including usernames and email addresses of more than 250,000 accounts stolen in a hack which has caused many to lose faith in the micro blogging site. Further afflicting the company?s standing in the eyes of users, earlier this week Twitter was the focus of another hacking incident when access to the official Burger King Twitter feed was unlawfully gained with hackers claiming the fast food giant had been sold to bitter rival McDonalds.

Russia pushes to cement energy ties to China

Marriages are founded on love, but bilateral relations between would-be superpowers are based on energy supplies. Russia's biggest oil company Rosneft is looking to cement the Kremlin's desire to tie the knot with Beijing by opening talks to raise oil supplies to China.

Rosneft CEO Igor Sechin met with Chinese Vice Premier Wang Qishan in the Chinese capital at the weekend and opened talks with state oil companies Sinopec and CNPC to increase crude exports, Rosneft announced on February 18. Rosneft also said that it was toying with the idea of inviting CNPC to participate in upstream projects. "The sides discussed a wide range of issues about increasing oil supplies to the People's Republic of China as well as participation of the companies in mutual work in upstream and downstream sectors, both in Russia and China," Rosneft said in a statement.

Rosneft said it is also in discussion with Chinese offshore oil and gas specialist CNOOC about the possibility of participation in joint projects to tap offshore deposits. After selling off its last large identified oilfields in December, Russia is entering a new phase where the emphasis will be on exploration as it searches for new deposits to supply the world with energy over the long term. The main thrust of this effort will focus firstly on the country's continental shelves.

On the table is the potential to double crude exports ? currently 300,000 barrels per day - to China. Everyone is wooing Beijing, thanks to its rapid development and 1.1bn population. Given that relations with the US are bad and getting worse, Moscow has committed itself to competing with Washington for China's attention. Playing the oil card was always the trump in Moscow's hand, and now it is coming out.

Russia has fewer options than the US, as it is much more exposed to the Chinese economy than most other countries in the world. That dependence will only increase as trade between Asia and Europe - the fastest growing route on the planet according to report by Goldman Sach's last year - increases over the next two decades.

The bid to boost crude exports is also a Russian bid to tap into China's biggest resource - cash. Moscow is reportedly in talks to secure $30bn in oil-for-loans. The Russian economy is slowing, and the make or break of the economy this year will be the Kremlin's success in boosting soggy investment, which is currently sagging to around 7% of GDP. For long-term sustainable growth, Russia needs capital investment growth of at least 25% a year.

If the deal to double the volume of oil sold to China goes ahead, it would become Russia's biggest customer in the world, and account for around 20% of all exports. It would also cause problems for Europe, as it would divert supplies away to the east. Given its dwindling production levels, Russia can't supply both.

In yet another bid to finally increase energy tis between the pair, Rosneft also says it has offered to study a possible partnership with China in developing liquefied natural gas (LNG). The state-controlled company agreed last week to consider a project to build an LNG plant on the Pacific island of Sakhalin with US giant Exxon Mobil.

LOS ANGELES (AP) ? Astronomers searching for planets outside our solar system have discovered the tiniest one yet ? one that's about the size of our moon.

But hunters for life in the universe will need to poke elsewhere. The new world orbits too close to its sun-like star and is too sizzling to support life. Its surface temperature is an estimated 700 degrees Fahrenheit. It also lacks an atmosphere and water on its rocky surface.

University of California, Berkeley astronomer Geoff Marcy, one of the founding fathers of the planet-hunting field, called the latest find "absolutely mind-boggling."

"This new discovery raises the specter that the universe is jampacked, like jelly beans in a jar, with planets even smaller than Earth," said Marcy, who had no role in the new research.

It's been nearly two decades since the first planet was found outside our solar system. Since then, there's been an explosion of discoveries, accelerated by NASA's Kepler telescope launched in 2009 to search for a twin Earth. So far, 861 planets have been spotted and only recently have scientists been able to detect planets that are similar in size to Earth or smaller.

While scientists have theorized the existence of a celestial body that's smaller than Mercury ? the baby of the solar system since Pluto's downgrade ? they have not spotted one until now. Nearest to the sun, Mercury is about two-fifths the Earth's diameter; the newly discovered planet and our moon are about a third the size of Earth.

The teeny planet was detected by Kepler, which simultaneously tracks more than 150,000 stars for slight dips in brightness ? a sign of a planet passing in front of the star. The planet ? known as Kepler-37b ? orbits a star 210 light years away in the constellation Lyra. It's one of three known planets in that solar system.

Discoverer Thomas Barclay of the NASA Ames Research Center in Northern California was so excited when he spied the moon-sized planet that for days, he said he recited the "Star Wars" movie line: "That's no moon." It took more than a year and an international team to confirm that it was a bona fide planet.

The discovery is detailed in Thursday's issue of the journal Nature.

Scientists are looking for an Earth-size planet that's in the so-called Goldilocks zone ? that sweet spot that's not too hot and not too cold where water, which is essential for life, could exist on the surface.

While the newly discovered planet isn't it, "that does not detract from the fact that this is yet another mile marker along the way to habitable Earth-like planets," said Alan Boss of the Carnegie Institution for Science in Washington, who was not part of the discovery team.

The Lync ecosystem now includes more than 1,000 partners, and Microsoft has sold more than 5 million subscriptions to Lync's voice service (up from 3 million just over a year ago). This week, the company is hosting a three-day conference solely dedicated to Lync. The big news from today's conference is that Microsoft plans to enable Lync users to call Skype users and vice versa by June.

NATO kills insurgent behind US soldier's death

KABUL, Afghanistan (AP) ? An Afghan soldier-turned-insurgent who was feted by the Taliban for killing an American soldier during an insider attack in eastern Afghanistan last year has been killed in a raid, the U.S.-led international coalition said on Monday.

NATO identified the insurgent as Mahmood and said that he and an accomplice, identified only as Rashid, died in last Wednesday's operation in eastern Kunar province's Ghaziabad district. No other details were provided.

Mahmood is thought responsible for the May 11 killing of U.S. Army 1st Lt. Alejo Thompson, who died during an insider attack on a base in Kunar. The attack also wounded two American soldiers. Mahmood, in his early 20's and who went only by one name later fled. Thompson, 30, a father of two, was from Yuma, Arizona. He was based at Fort Carson, Colorado.

"Afghan and coalition forces confirmed today the death of the two Taliban insider attack facilitators, Mahmood and Rashid, during a security operation in Ghaziabad district, Kunar province, Wednesday," the coalition said in a statement. "Mahmood was responsible for the death of one American service member during the May 11, 2012, insider attack in Kunar province."

It added that "Rashid was Mahmood's associate and a former Afghan National Army soldier who facilitated and assisted with insider attack planning and execution."

After he fled, a man named Mahmood was highlighted in a Taliban video that showed him being welcomed as a hero while entering an insurgent camp. In the video, he was shown in his Afghan army uniform, his U.S.-made M-16 assault rifle, and with garlands of flowers around his neck.

The Taliban claimed he had defected to their side.

Killings by uniformed Afghans of foreign soldiers and civilians rose dramatically last year. According to NATO, so-called insider attacks killed 61 coalition personnel in 45 incidents last year, compared to 35 killed in 21 attacks a year earlier. This tally does not include the Dec. 24 killing of an American civilian adviser by a female member of the Afghan police because an investigation of the reportedly mentally unstable woman is continuing.

In some cases, militants have donned Afghan army or police uniforms to attack foreign troops. And a number of attacks have also been carried out by members of Afghan security forces against their own comrades.

Insider attacks have dropped sharply after NATO forces took steps to mitigate them, including having armed "guardian angels" looking over troops as they sleep.

There has been only one insider attack so far this year, the Jan. 7 killing of a British soldier in southern Helmand province by a man in an Afghan army uniform.

Foreign military casualties have sharply decreased as Afghan forces take the lead for security and the coalition takes a back seat. So far this year, eight foreign soldiers have died, including three Americans.

U.S. troop deaths declined overall, from 404 in 2011 to 295 in 2012. More than 2,000 U.S. troops and nearly 1,100 coalition troops have died in Afghanistan since the U.S. invasion in late 2001.

By comparison, more than 1,200 Afghan soldiers died in 2012 compared to more than 550 in 2011, according to data compiled by the Washington-based Brookings Institution.

There are about 100,000 foreign troops currently in Afghanistan, including about 66,000 from the United States.

President Barack Obama last week announced that he could cut American troop number by 34,000 within a year. Allied countries are expected to also draw down.

Obama to press GOP on averting sequester as March 1 deadline looms for automatic spending cuts

WASHINGTON - Facing yet another fiscal deadline, President Barack Obama is urging congressional Republicans to accept more tax revenue in order to avert looming, across-the-board budget cuts due to take effect in less than two weeks.

Obama, fresh off a three-day Florida golfing trip, was to press his case during an event at the White House on Tuesday morning. Emergency responders, a group of workers the White House says could be affected if state and local governments lose federal money as a result of the cuts, were joining him.

The $85 billion in cuts, known as the sequester, will start taking effect on March 1 unless Congress acts. The White House says the sequester could derail an economy still suffering from high unemployment and sluggish growth.

Obama wants to offset the sequester through a combination of targeted spending cuts and increased tax revenue. The White House is backing a proposal unveiled last week by Senate Democrats that is in line with the president's principles.

But that plan was met with an icy reception by Republicans, who oppose raising more tax revenue in order to offset the cuts. GOP leaders say the president got the tax increases he wanted at the beginning of the year when Congress agreed to raise taxes on family income above $450,000 a year.

The White House said Obama on Tuesday would call on congressional Republicans to compromise and accept the Senate Democrats' proposal.

The Democrats propose to generate revenue by plugging some tax loopholes. Those include tax breaks for the oil and natural gas industry and businesses that have sent jobs overseas, and by taxing millionaires at a rate of at least 30 percent.

A spokesman for House Speaker John Boehner said the Ohio Republican agrees the sequester is a bad way to reduce spending, but put the onus for averting the cuts on Democrats.

"A solution now requires the Senate ? controlled by the president's party ? to finally pass a plan of their own," spokesman Brendan Buck said.

Meanwhile, a bipartisan proposal Tuesday by co-chairs of an influential deficit-reduction commission called for reducing the deficit by $2.4 trillion over the next 10 years, with much of the savings coming through health care reform, closing tax loopholes, a stingier adjustment of Social Security's cost of living increases and other measures.

Some Republicans, including House Budget Committee Chairman Paul Ryan, R-Wis., have advocated plugging loopholes, but as part of a discussion on a tax overhaul, not sequestration.

"Loopholes are necessary for tax reform," Ryan said Sunday on ABC's "This Week." `'If you take them for spending, you're blocking tax reform and you're really not getting the deficit under control."

The sequester was first set to begin taking effect on Jan. 1. But as part of the "fiscal cliff" negotiations, the White House and lawmakers agreed to push it off for two months in order to create space to work on a larger budget deal.

With little progress on that front in recent weeks, Obama is calling for the sequester to be put off again, though it's unclear whether another delay would have any impact on the prospects for a broader budget agreement.

'The Scars of Human Evolution': Physical fallout from two-footed walking

Feb. 15, 2013 ? From sore feet to backaches, blame it on human evolution. "Because we are the only mammals to walk on two feet," says Bruce Latimer, an anthropologist from the Case Western Reserve University School of Dental Medicine.

Latimer will present "A Backache of Longstanding: An Evolutionary Perspective on the Human Vertebral Column" at the 2013 American Association for the Advancement of Science's annual meeting in Boston, Feb. 14-18. His talk will be featured in the session, "The Scars of Human Evolution."

Latimer and other panelists will explain how adapting to upright walking has resulted in physical challenges that affect most humans.

"If an engineer were given the task to design the human body, he or she would never have done it the way humans have evolved," Latimer said. "Unfortunately, we can't go back to walking on four feet. We've undergone too much evolutionary change for that -- and it is not the answer to our problems."

But applying Darwinian evolutionary theory to the human condition offers a window to why humans suffer from physical ailments that no other animals do, said Latimer, who is on the faculty in the Department of Orthodontics at Case Western Reserve.

Evolving from four-footed walking has created issues from flat feet and bunions to slipped discs, hernias and fallen pelvic floors. And as bizarre as it sounds, rising from four to two feet resulted in reshaping the face and head, which is why humans suffers with such dental problems as wisdom teeth with no room to grow.

Latimer's talk will focus on physical problems of the spine, which developed into an S-shaped structure as humans shifted from quadrapedal walking to bipedal walking. But changes to the spine also resulted in protecting the body's most important area, the birth canal, which allowed the species to procreate.

As the spine developed in curves, it became stressed at certain points, resulting in such conditions as lordosis (swayed backs), kyphosis (rounded upper back or hunch back) and scoliosis (sideway curve).

The spine also takes a beating from how people walk -- one foot forward at a time with the opposite side arm swinging in step.

"This creates a twisting motion that, after millions of twists over time, the discs between the vertebrae begin to wear out and break down resulting in herniated discs. In addition, age related bone loss (osteoporosis, the brittle bone disease, ) also a human condition, further complicates problems, Latimer explained.

Few early species of ancient human hominids lived beyond 50 years. Most died between 30 and 40, Latimer said. The human body really takes a physical beating, and most people will struggle with some kind of pain as the body ages.

"The original design specs for the human body were designed to last about 40 years," he said.

Conscious Communication, 1 of 2 - Psych Central Blogs

images-464Conscious communication is a way of talking and listening that is focused on nurturing strong, mutually enriching relationships.

Since most relationship problems are rooted in communications that are either avoided, forced or misinterpreted, the purpose is to provide a emotional experience that allows each person to feel safe enough to consciously nurture a quality relationship in which the emotional needs of each person are reciprocally honored and fulfilled through natural giving. To give naturally means to give from a place of love or joy, rather than fear or guilt or shame. The conscious intent to express your love in what you choose to say, and especially how you say and act toward the other is conscious-love.

When you communicate with conscious-love you employ the inner capacity you have to choose to express your love in ways that stretch you, even when you may not ?feel? like doing so, in order to consciously nurture and protect your relationship?and do so in a way that honors your own and the other?s dignity. It is an understanding that, most often, when you consciously act to promote the highest good in your relationship, it is ultimately in your benefit to do so.

8 Attributes of Conscious-Talking?

Communication that is effective consciously seeks to nurture, heal and grow healthy, mutually enriching, intimately strong relationships. In conscious-talking, you consciously seek to structure your communication in a way that will make it most likely heard, understood by the other. This way of talking consists of the following attributes:

1. Know your purpose, what you need from the other and want to say.

A conscious understanding of what you want the other to clearly understand, makes it more possible to articulate what you want to say, thus, more likely to obtain the shared understanding and perhaps even resolution you desire. Without this, there is a risk of getting stuck in old programs, i.e., complaining about what is lacking, blaming the other, or competing for status of ?who?s more victimized,? ?etc. Clarity allows you to avoid going around in circles, ongoing unresolved conflicts, ambiguity, waste of energy and time.

So, before you set a time to sit down and talk, ask yourself the following questions: What do you need from the other by your communication? What is the purpose of your communication? Do you know what you want the other to better understand you? Do you want recognition fo frustration or pain you want to share? Do you know what you want from the other as a response, ideally? If possible, especially for sensitive issues, write down what you want to say and revise it as necessary based on the guidelines of Conscious-Communication.

2. Know your body language and behaviors.

Your body conveys more information about you than your words. One of the goals in conscious communication is to purposefully use your body language to let the other know you care and value them as persons. If you avoid eye contact, or turn your body away from the other, for example, this signals disinterest in the other. So, you want to convey instead that you value and respect the other. When you do, the other is more likely to listen and seek to understand you because they feel safe. This also increases the chances that the other will do the same for you, thus, opening up the possibility for mutual understanding, validation and resolution. So, take time to become aware of body language. Do you know what you are nonverbally communicating by the way you sit, stand, your voice, mannerisms, facial gestures and so on? Does your body language say you are interested in the concerns of the other or resolving an issue, or does it say the opposite? Does your body language send a message that assures the other?s sense of safety by conveying that you care about the other as a person? Does the other feel valued, respected and important by the way you present yourself.

3. ?Share your thoughts and feelings, clearly.

Once you know what you want to say, then you want to convey it as clearly as possible. The ?more clarity you have in what you want to say and how you express it, the more you increase the speed with which you attain your relationship goals. Share thoughts and feelings concisely. Avoid long explanations or repeating the same message over again. Be brief as possible. Focus on what you want to convey specifically. Include brief examples, when necessary. Avoid lectures or lengthy speeches. Effective communication is about feeling heard and understood, not how much you say. Make requests. Be specific and concrete. Avoid being vague or too abstract. Do not hint at what you want or expect the other to mind read, and be aware of any old tendency to do so.

4. Share thoughts and feelings, slowly.

When it comes to relationships, slow is fast, and fast is slow. This applies to your communications as well. When you talk fast, your words tend to blurt out faster than your mind can think. You may also be speaking faster than the other?s mind can think or process. When you hurry your talking, you hurry your thinking, and indeed may not be thinking at all, you may be speaking from the part of the brain (the subconscious mind!) that contains old recorded programs that seem to be ?thinking? yet are not. The more hurried you feel the less awareness you have of what is really going on inside you, that is, your thoughts, feelings, needs. In turn, the less clarity, the slower it seems to take to reach your destination. ?A pressured description risks triggering intense and painful emotions, and can be as toxic to the emotions as gulping down a greasy, starchy meal is to the body.

5. Express painful emotions assertively.

Communicate your frustrations in ways that let the other know you are in charge of your emotions, and that what is most important to you is remaining calm, confident and centered and in charge of yourself?and life. This sends a twofold message to other that: (1) you are in charge and not what the other says or does; and (2) you honor the other?s right and need to be in charge of themselves. Thus, you avoid judgments, criticisms, blame, attacks or complaints, and instead send communications that include four essential parts: your thoughts from your perspective (free of judgments), your feelings, your core emotional needs in the situation, and at least one request. When you express yourself assertively, you stand up for yourself in a way that honors your own and the other?s dignity. That is a powerful feel good. You each have a clear sense of your own responsibility in the matter. You feel safe enough to accept and thoughtfully process criticism from others without defensiveness. And, you know how and when to give apologies.

6. Be conscious of timing.

Timing can make a big difference. It can be just as important as how and what you say. For example, it is usually not a good idea to bring up sensitive issues right before a meal when blood sugar is low, or just before you or the other leave for work, or when one of you is not having a good day. It is also not a good idea to bring up issues in the heat of the moment, when you are angry and hurt. Instead, the act of scheduling a good time itself can be an important way to set the stage for a productive discussion.

7. Be aware of emotional meanings beneath your communications.

Your communications send both open and hidden messages. The open part consists of the words and content of what you say. The hidden part is what goes on beneath the words?the emotional undercurrent of what each person is instinctively yearning for in the interaction. What words you use and how you say them can carry emotional meanings that you may or may not want to send. It is important to become aware of these underlying meanings and the core emotional needs that interplay in all communications. Underlying messages can be either positive or negative.

These emotions are more powerful than the overt message because they go directly to the subconscious part of the brain that does all of the interpretations.

8. Keep the message positive and upbeat.

Maintain an upbeat overall attitude at critical moments in the communication to give assurance, and instill hope, belief in each other and the relationships. You can do so by conveying this positive attitude by making statements, such as ?each of us can do better? ? we are a team? ?we are on the same side? ?we?re in this together? ?there are no problems too big they cannot be solved? ?we love and value each other? ?I care about you? ?I believe in you, and me, and us together!?

In a nutshell, conscious communication, as a tool, energizes you to communicate authentically, consciously aware of what is going on inside of you, your feelings, thoughts, and needs, and an ?intention to remain empathically connected to self and the other. When you feel safe enough to be present, you will more likely express yourself authentically, in a way that you will more likely feel understood, listened to, validated and valued. Clear communication is a window into the world of the other and yourself.

Good Charlotte Singer, Soundwave Festival Organizer Get in Twitter War

Thanks to the miracle of digital media and Twitter, band and concert promoters/organizers can battle publicly and air their dirty laundry, dragging fans right smack dab into the middle of the drama. That's just what Good Charlotte frontman Joel Madden and Soundwave Festival organizer AJ Maddah did.

Well, it was more like Maddah attacked Madden, who responded once and then deleted it (see it here), only responding again after picking up that dinosaur device known as the phone to call Maddah and hash it out after Maddah's torrent of 140-character assaults.

In the interim, though, Maddah took aim at Good Charlotte's twins ?Joel and his guitarist brother Benji- for their treatment of fans and the fact that they went from PETA supporters to KFC endorsers. Ouch.

It started when Maddah posted a link to Music Feeds' petition, "Get the Madden Brothers Out of Australia."

Fans came to their defense, even though Maddah said they were "money-grubbing cunts with zero principles and disdain for their fans." Yikes.

The trash talk eventually made it to Joel's feed. His reply? "I don't mind you hating on us but Encouraging other people to hate us? Keep talking shit brother it suits you."

Maddah went off, hurling insult after insult, even saying that Madden made fun of an overweight fan. His dislike for the brothers and the band dates back to the 2004 Soundwave, which the band played. We're not quite sure what that's all about, but it's now water under the bridge.

After all this drama, the two spoke on the phone and righted the punk rock ship. Joel even said that they squashed the beef out of respect, talking for the first time in 10 years.
